Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That slowed things down in many places. But in ZIP 12205, the numbers barely blinked.

The Real Estate Data Aggregator counted just 0.9 months of supply in ZIP 12205 for the three months ending August 31, 2026. That is down 0.4 months from the same period in 2025. Less supply means buyers have fewer choices and less time to decide.

Speed: most homes were gone in two weeks

The Real Estate Data Aggregator found that 68.5% of homes in ZIP 12205 went under contract within two weeks of listing. That share is up 2.2 points from a year before. For buyers, that is a short window. For sellers, it means preparation still counts: a home that is not priced right can still sit.

Price: sellers got more than they asked

The Real Estate Data Aggregator shows the average sale price in ZIP 12205 came in at 104.6% of list price. That means the typical home sold above what the seller asked. The median sale price was $343,750, up 4.2% from the same three months in 2025.

Still, not every listing got a free pass. The share selling above list was 62.2%. That means more than a third did not beat their asking price. Pricing and condition still shape the result.

How ZIP 12205 compares with nearby ZIPs

Not every part of Albany looked like this. The Real Estate Data Aggregator counted 4.8 months of supply in ZIP 12206 for the same period, up 3 months from 2025. Homes there sat a median of 20 days, and the average sale came in at 95.8% of list. That is a very different market on the same map.

The rate picture behind all of this

Realtor.com reported that nationally, price cuts hit 20.8% of listings in September 2026, the highest share since October 2022. Active listings topped 1.16 million homes nationally that same month. Albany's 12205 did not follow that pattern. Supply kept falling while pending sales rose.

The Real Estate Data Aggregator counted 92 pending sales in ZIP 12205 for the three months ending August 31, 2026. That is up 10.8% from the same period in 2025. Buyers kept moving even as rates climbed.

In short
  1. ZIP 12205 had 0.9 months of supply, a median of 8 days on market, and 68.5% of homes under contract within two weeks, for the three months ending August 31, 2026. Rates above 7% did not loosen the grip here.
  2. But one street can read very differently from the whole ZIP code.
  3. Your home's result depends on price, prep and where exactly it sits.
