Part of Albany is still moving fast despite higher national mortgage rates

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That matters nationally. But in one part of Albany, demand is barely flinching.

These numbers cover the three months ending August 31, 2026. The ZIP codes below are not all the same story.

The Real Estate Data Aggregator counted just 0.9 months of supply in ZIP 12205. That is very little inventory. Buyers there have few choices, and sellers have real pricing power even with higher borrowing costs.

The Real Estate Data Aggregator found that 68.5% of homes in ZIP 12205 went under contract within two weeks of listing. That is up 2.2 points from the same period a year before. Speed matters here. A clean, ready offer is worth more than a hesitant one.

How the ZIP codes compare

Not every part of Albany moves at the same pace. The Real Estate Data Aggregator shows real differences across ZIP codes, from very tight to noticeably slower.

ZIP 12205: the tightest corner of Albany

The Real Estate Data Aggregator counted 90 homes sold in ZIP 12205, up 34.3% from a year before. Pending sales rose 10.8% to 92. Buyers are still showing up in force.

ZIP 12110: fast, but fewer homes sold

The Real Estate Data Aggregator counted 59 homes sold in ZIP 12110, down 9.2% from a year before. Still, the median sold in just 7 days. Supply dropped 44.7% year over year to just 21 homes for sale.

ZIP 12211: more sales, but prices slipped

The Real Estate Data Aggregator counted 36 homes sold in ZIP 12211, up 12.5%. But the median sale price fell 22.4% to $444,500. More homes sold at lower prices.

Supply dropped sharply too. The Real Estate Data Aggregator shows homes for sale down 50% year over year to just 14. Months of supply fell to 1.2. Half of homes went under contract within two weeks.

ZIP 12204: big price jump, small volume

The Real Estate Data Aggregator counted 17 homes sold in ZIP 12204, up 13.3%. The median sale price rose 66.2% to $565,000. That is the highest median in this group.

Volume is small here, so one or two high-priced sales can move the median a lot. Months of supply fell 1.7 months to 1.8. Pending sales rose 16.7% to 21. The share going under contract within two weeks jumped 20.7 points to 42.9%. All Real Estate Data Aggregator figures.

ZIP 12206: a different picture

Not every ZIP is tight. The Real Estate Data Aggregator shows ZIP 12206 with 4.8 months of supply, up 3 months from a year before. New listings nearly doubled, up 90.6%.

The median sale price in ZIP 12206 dipped 5.2% to $202,000. Homes sat on the market a median of 20 days. The sale-to-list ratio fell to 95.8%, meaning sellers accepted less than asking, on average. Buyers there have more room to negotiate.

ZIP 12210: improving fast

The Real Estate Data Aggregator counted 19 homes sold in ZIP 12210, up 46.2%. The median sale price rose 25% to $325,000. Median days on market fell 80 days from a year before, down to just 7 days.

The share going under contract within two weeks jumped 31.7 points to 51.7%. New listings more than doubled, up 105.9%. More supply came on, and buyers absorbed it quickly.

ZIP 12207: too few sales to read clearly

The Real Estate Data Aggregator counted only 2 homes sold in ZIP 12207 during this period. With just 1 home for sale and 2 new listings, there is not enough volume to draw firm conclusions. The sale-to-list ratio was 97.7%.

What the national picture adds

Realtor.com reported that rates climbed above 7% for the first time since January 2025. That pushed the typical buyer's monthly payment to $2,777, near a record high, according to data reported by Redfin.

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022. Active listings topped 1.16 million homes nationally.

Albany's tightest ZIP codes are not following that national script. Supply in 12205 and 12110 is still very low. That is a local fact, not a national one.

In short
  1. Nationally, rates are above 7% and inventory is rising.
  2. In ZIP 12205 and 12110, the Real Estate Data Aggregator shows under 1.2 months of supply and homes selling in 7 to 8 days.
  3. ZIP 12206 tells a different story, with 4.8 months of supply and prices that dipped.
  4. Albany is not one market.
  5. It is several.
