A growing part of Albany is moving faster, even with higher rates

CNBC reported the average 30-year fixed rate hit 7.49% the week of October 7, 2026. That is the headline number. But in one part of Albany, demand did not flinch.

These numbers cover the three months ending August 31, 2026. They come from the Real Estate Data Aggregator.

ZIP 12210: More homes came in, buyers still moved fast

The Real Estate Data Aggregator counted 35 new listings in 12210 in the three months ending August 31, 2026. That is up 105.9% from the same months in 2025. More supply came to market. Buyers did not slow down.

The Real Estate Data Aggregator found the median days on market in 12210 was 7 days. That is 80 days shorter than the same period a year before. Pending sales rose 45%, to 29 contracts. More than half of all homes, 51.7%, went under contract within two weeks of listing.

Realtor.com reported active listings topped 1.16 million homes nationally in September 2026. More supply at the national level has not pushed prices down everywhere. In 12210, the median sale price rose 25% to $325,000, according to the Real Estate Data Aggregator.

Realtor.com also noted mortgage rates climbed above 7% for the first time since January 2025. Higher rates slow some buyers. In 12210, the Real Estate Data Aggregator still counted homes selling at 102.6% of list price on average.

How other Albany ZIP codes compared

Not every part of Albany moved the same way. The Real Estate Data Aggregator shows a wide range across ZIP codes.

ZIP 12206 tells a different story. The Real Estate Data Aggregator counted 41 homes for sale there, up 95.2% from a year before. New listings jumped 90.6%. Median days on market was 20. Homes sold at 95.8% of list price on average, down 4.2 points. That is the one part of this market where more supply did soften conditions.

ZIP 12110 moved fast. The Real Estate Data Aggregator found the median days on market was 7 days. Supply fell 44.7%. Homes sold at 103.5% of list price. Months of supply dropped to 1.1. Not every home beat its list price, though. The share that sold above list dipped 6.5 points to 62.7%.

ZIP 12205 had the strongest sale-to-list ratio. The Real Estate Data Aggregator put it at 104.6%, up 0.4 points. Homes sold there in a median of 8 days. The Real Estate Data Aggregator counted 90 homes sold, up 34.3%. Months of supply was just 0.9.

What this means if you own a home here

Realtor.com reported price cuts hit 20.8% of listings nationally in September, the highest since October 2022. That is a real signal. Pricing well still matters, maybe more than ever.

In the Albany ZIP codes with tight supply, the Real Estate Data Aggregator shows homes priced right are still selling above list. In 12110, 62.7% sold above list. In 12205, 62.2% did. In 12211, 52.8% did, up 9 points from a year before.

In 12206, where supply nearly doubled, the picture is different. Fewer homes beat their list price. Sellers there may need to sharpen their number before listing.

In short
  1. More listings came to market in parts of Albany.
  2. In most ZIP codes, buyers absorbed them quickly.
  3. ZIP 12206 is the exception, where supply rose sharply and homes took longer to sell.
  4. Strong prep and honest pricing still paid off across most of this market in the three months ending August 31, 2026.
